Full Description: I. A BASE OF THE PROJECT

The present idea project is made on the basis of:

- a plot with a provisional visa (on the base of the Territorial Legislation and on the base of the Order of the Major of Velingrad city)
- an order for investigation and design by the Investor and Designer;
- an position-project on the balneo-treatent part of the building for rehabilitation of reuma and non-reuma diseases of the respiratory exercises;
- a permission for using a mineral water
- a geodesic plan of the land plot;
- a geological report for the land and building area;
- a notary document from 2005;
- an investigation of the plot and its characteristics.

II. URBAN DEVELOPMENT OPPORTUNITIES
According the Provisional visa permission, the main building is with a highest hill of 10 meters. The hotel building is situated free in the plot and stands to the plot borders on the permited distances. The terrain has a natural narrow to the south-east and maximum displacement appx. 2.8 meters. In the plot there is no trees. The entrance is possible from three roads: east street; north – asphalt covering; west – a new-projected street. The project design has options for a Summer-open-air bar and Outdoor swimming pool.

III. A FUNCTIONAL CHARACTERISTIC OF THE PROJECT
The building is situated with the best view of the rooms: south, east, west, plus possibilities for the natural light of the part of the balneo-center.

A hill of ±0.00
At this level is the main entrance. It looks to the North with car accessibility. The entrance area is covered with ajural roof.
From the main entrance starts the front stairs and lifts connected the main with the additional levels. Here are situated the Reception desk, the Lobby-bar with open terrace (connected with the yard), offices of the Manager, Housekeeper, mediator and 2 toilets. At the same level has 12 double rooms, equipped with terraces. Via separate entrance from the street is organized the delivery of the goods for the Restaurant and the Lobby-bar. The restaurant is designed with all needed premises for storage of the goods, toilets for the staff etc. At the level ±0.00 are the cabins for the staff (mans and ladies-separately) and 01 toilet. There are also a separate lift and staff-stairs.

A hill of ± 3.00
Access to this floor has by the main stairs and by 02 lifts for the guests, plus a staff-stairs and a staff-lift. At the same level are situated 2 single rooms and 15 double rooms, each with separate terraces.
Here are designed a house-keeper office, small premise and seating area for the guests.
There are the depots for the main restaurant and toilet for the staff.

A hill of ± 5.85
This is the second ground-up floor with 02 single and 15 double rooms. The floor is with admission by the main stairs and the 02 lifts for guests. There are house-keepers offices and premises. At the lobby has an area for the guests.
At the same floor are the premises for meal-preparations for the restaurant, with admission by staff lift and stairs.

A hill of ± 8.70
At the first under the roof floor are situated 5 single and 9 double rooms. The admission is by main stairs and two lifts for the guests. There are located the main restaurant hall, the kitchen facilities, drink bar, rubbish-bins corner, waiters-corridor.
Additional stairs connect the restaurant with the gallery of the second floor.

A hill of ± 11.70
There are situated 1 single, 1 double rooms and 2 suites –with two and three bedrooms. Each of them has a large dining room.

A hill – 3.00
This is a level for reception desk for the balneologycal center, doctors offices, manipulation office, nurse’s cabinet, water-therapy sector (with mineral water pool), physiotherapy and rehabilitation sectors, toilets and technical rooms.

A hill - 5.85
At the basement floor are situated: reception desk, thermal-therapy sector, dry-therapy sector, inhalations, toilets, cleaning and washing rooms, storage spaces.
Additional stairs the level has a connection with the next floor and exit to the yard area.

The architectural face of the building are according the demands of the Projector:

- Maximum opening of the building to the nature area;
- Maximum number of levels / floors of 3-4, according the city regulations;
- Maximum using the displacement of the terrain;
- Architectural face with accordance of the natural area;
- At the last – maximum used leaving area and functional parameters consistent within the regulations of the low.

Velingrad
Velingrad is situated in the west part of Chepino valley next to the border between Rodhopa and Pirin Mountain. Velingrad is about 49 kilometers away from Pazardjik , 85 kilometers away from Plovdiv and about 133 kilometers away from Sofia – the capital of Bulgaria. Septemvri town is about 31 kilometers away from Velingrad – there starts the first station of the railway to Velingrad. Throughout the railway and a network of tarmac roads Velingrad resort connects to the following towns: Septemvri and Pazardjik to the north, Batak, Peshtera and Dospat to the East, Jundola and Kurtovo to the west and Sarnitsa to the south. The well marked roads lead to different historical and natural sights.

Hot Springs
The municipality of Velingrad is famous with a great number of hot springs. Thanks to the natural resources, Velingrad reaches the first ranks of the Bulgarian balneological resorts. Total capacity of the 80 hot springs is about 170 liters per second. Because of the healing property of the water, there have been built a lot of balneological centers. During the last 10 years of the past century, a lot of SPA centers and modern hotels have been built in Velingrad.

Balneology

Velingrad’s mineral waters basin is one of the biggest and well investigated in south Bulgaria thermal region. Mineral waters in Velingrad are carrying the qualitative and quantitative features of the waters in Hisar, Bania, Plovdiv and Narcheski mineral waters.

The mineral waters in Velingrad are rich of nitrogen, flour, and have no constant anion components and minerals as well as great variety of rare elements. Water sources are grouped into four hydrothermal sources – Chepeno, Lyjene, Kamenica, and Draginovo. In their location there is temperature and chemical regions. From south to north there are increased levels of saltiness, temperature, sulfates, sodium, flour, and SiO2. Investigations show that these elements have positive effect on human organism. They cure infections over the whole body – muscle tissues, bone fractures, gynecological problems, nerve system, kidney diseases, stomach aches, hypothermia, respiratory tract.

Mineral waters in Chepinska Kotlovina are mostly (80%) concentrated in Velingrad. In CHepino neighborhood there is one of the biggest thermal sources in the country. Waters are alkaline (carbonates, sulfates, sodium) and flour with low mineralization state. They are distinguished for their for their higher radioactivity (about 70 emons) . They have increased levels of Wolfram, silver and others. The hottest mineral waters are 91 degrees C and are located in Kamenica region – hydro carbonated, flour, sodium, Si, and with high mineralization state. Some of the water basins have hydrosulfates.
